The North Hill neighborhood is governed by two important documents which were recorded in the land records of Fairfax County when the neighborhood was developed. Those are (1) the “Deed of Dedication, Subdivision, Easement and Vacation” which was recorded in Deed Book 6058, pages 0365 to 0409, and (2) the “Declaration of Covenants, Conditions and Restrictions” which was recorded in Deed Book 5877, pages 0405 to 0428. These created various easements, covenants and restrictions upon each lot and home in the community. Copies are available upon requests to the North Hill Architectural Review Board (northhill.arb@gmail.com) and should be provided to each homeowner upon purchase of a home. Key restrictions include, but are not limited to (1) Changes or additions to any home require prior ARB approval; (2) the types and height of fencing is restricted; (3) tree removal requires ARB approval; (3) junk vehicles, recreational vehicles, trailers, and commercial or industrial vehicles of any type are prohibited; (4) all homes must be maintained in good maintenance and repair, (4) yards, shrubs and trees must be neatly maintained; (5) no storage of boats, boating equipment, travel trailers, camping equipment, or recreational vehicles shall be visible from the street; (6) sheds of any kind are prohibited; and (7) only below-ground pools are permitted.
